DESCRIPTION OF WORKS: 

The development of ten luxury apartments and four high specification town houses with an undercroft car park on one of the last remaining development sites on Eastbourne’s premier stretch of seafront.

Initially appointed by the Client to manage the pre-construction phase, Ellis then added value by developing the design in an economic and appropriate manner, implementing risk mitigation strategies and coordinating specialist surveys necessary for the production of a scope of works. As a result Ellis were then appointed as Main Contractor.

The houses are a traditional build, whereas, by contrast, the apartments used a reinforced concrete frame with zinc roofs and vertical cladding. Lifts were installed in the apartment block and each of the houses. Oriel windows and large balconies were utilised to make the most of the sea views, while podium deck enabled parking below enabled green roof communal space above for the houses.

The site was situated in a sensitive residential area, thus, Ellis placed great emphasis on minimising disruption, sending out monthly newsletters to local residents to update them on the project’s progress, informing them of any potentially disruptive works and giving them contact details of the site manager. Ellis also gave site tours to interested residents and local schools. Furthermore, Ellis provided learning opportunities to apprentices and trainees with five trade apprentices, a school student on work experience and an undergraduate placement student as assistant site manager on the site.
