Project specifics:

Project: 1 - 5 Seaside

Location: Eastbourne, East Sussex

Value: £463,000

Duration: 13 Months

High quality refurbishment to derelict building carried out with minimal disruption to local residents and retailers. Ellis worked with Eastbourne Borough Council as part of their Devonshire Collective Scheme (a scheme aimed at regenerating Eastbourne’s Seaside area into a cultural space) to convert a derelict building into three one bedroom apartments and a ground floor creative area.

The building was originally in a poor condition. Therefore, substantial, structural works including a complete strip out of the internal floors and walls had to be carried out. These structural works meant on numerous occasions Ellis discovered previously unreported asbestos. However, thanks to the strength and perseverance of all of those involved in the project, these challenges were overcome and the building was successfully delivered.

The finished building now possesses prominent external features such as new quoins and window surrounds, internally the building now has a modern interior. The new creative area has been renamed DC3 and will be used for workshops, exhibitions, and socials.

The site was situated by a busy main road and walkway. Ellis communicated with local businesses and neighbours to keep disruption to a minimum. The project was carried out under the Considerate Constructors Scheme with regular visits and audits from their agents.
