July sees the completion of our largest ever project at Holywell Court and Holywell Terrace in Eastbourne. The £4 million project involved the demolition of an existing building and the construction of ten luxury apartments and four high specification town houses complete with an undercroft car park. The project is situated in a sensitive residential area on one of the last remaining development sites on King Edward’s Parade, Eastbourne’s premier stretch of seafront.

We began working with the client in 2015 and were appointed to manage the pre-construction phase. Ellis added value to the pre-construction phase by developing the design in an economic and appropriate manner, implementing risk mitigation strategies and by coordinating specialist surveys necessary for the production of a scope of works. Following the development of a contract sum Ellis entered into a formal contract and started work on site.

The houses are a traditional build, whereas, by contract, the apartments used a reinforced concrete frame with zinc roofs and vertical cladding. Internally, we installed lightweight non-loadbearing walls, underfloor heating and screeds, as well as kitchens, bathrooms, and floor coverings. Lifts were installed in each of the houses and in the apartment block. Externally, oriel windows and large balconies were utilised to make the most of the sea views, while a podium deck enabled parking below enabled green roof communal space above for the houses.
